Welcome to this community consultation, which relates to a forthcoming Full Planning Application for 42 dwellings on behalf of Persimmon Homes.

The purpose of the consultation is to give you the opportunity to view and comment on the proposed development prior to the submission of a Full Planning Application. The public engagement exercise is online as a result of Covid-19 restrictions on hosting events.

Key Facts

  • Persimmon Homes intend to submit a Full Planning Application for the residential development of the land for 42 dwellings.
  • The site is within the settlement boundary of Burbage and extends to approximately 1.04 hectares.
  • The dwellings would be accessed via the existing access for the Factory off Brookfield Road.
  • The development would provide a mix of 2-4 bedroom homes, of which 20% would be provided as Affordable Housing. This mix assists in meeting the needs of the local community and is policy compliant.
  • The development has been designed to a high standard which responds positively to the wider locality.

Principle of Development
The proposed development would achieve the Government’s sustainability objectives by delivering residential development and significantly boosting the supply of homes to meet the needs of the local community. The site benefits from being in a highly sustainable location within close proximity to facilities and services and is on previously developed, brownfield land. The site is within the settlement boundary of Burbage and therefore residential development is supported by local planning policy.

The site forms part of the SA3 allocation for mixed-use development. To date, the Neighbourhood Centre comprising retail units (A1-A5 Use Classes) has been developed to the north of Rugby Road, and planning permission for 40 residential dwellings has been secured on land immediately to the south of the site and 30 residential dwellings on land immediately to the south-west of the site.

Next Steps

The following steps will be taken before a Full Planning Application is submitted.

  • Review of responses to this public consultation exercise and consider changes as appropriate.
  • On-going negotiations, discussions and dialogue with Planning Officers and Stakeholders.

Proposed Timeline

7th December 2020 Community Consultation commences.
21st December 2020 Deadline for comments. This will be followed by a review of all consultation responses by the professional team.
Early January 2021 Finalise the Full Planning Application and supporting information, including undertaking any amendments as a result of this public consultation.
Mid-Late January 2021 Formal submission of an Full Planning Application to Hinckley and Bosworth Borough Council.
