Permission for Developments in Vale of Glamorgan

Boyer’s Cardiff office has recently been successful in obtaining two planning permissions for Redrow Homes in the Vale of Glamorgan.

Full planning permission was issued by the Vale of Glamorgan in December for 100 houses at land to the East of St. Nicholas, which is a small village located approximately 5 miles west of Cardiff. The land was promoted through the Local Development Plan process on behalf of the landowners and allocated in the Deposit Plan. The planning application was submitted on behalf of Redrow prior to the Examination into the LDP. The Council do not have a 5 year supply of housing land, and during the consideration of the proposal they recognised both the importance of maintaining a sufficient housing supply, and the importance of ensuring a 5 year housing land supply at the time of the adoption of the LDP (likely to be later this year).

The application process was complicated by there being rival ownerships within the allocated site, and we were successful in persuading the Council to accept two access points - thereby avoiding a ransom.

Previous to this success, full planning permission was also received in November for 12 dwellings for Redrow at the Rectory, Wenvoe, which is also in the Vale of Glamorgan. This permission forms an extension to a much larger site for 131 dwellings, which we promoted through the LDP on behalf of the landowners and subsequently by Redrow Homes.
