Boyer was engaged by St James Group to advise on the residential-led redevelopment of this riverside site in Lambeth, within the Vauxhall Nine Elms Battersea Opportunity Area.

This followed earlier instructions to advise them on the adjoining sites of the Merano and Corniche developments.

The site was occupied by two 10-storey office buildings dating from the 1960s. St James proposed to replace the building with approximately 1,000sqm of commercial floorspace consisting of office and café/restaurant space. Boyer was able to justify a dramatic reduction in the amount of commercial floorspace consistent with other permissions Boyer and St James had achieved on the Embankment.

The proposed new building will provide 141 new dwellings in a building of up to 30 storeys. Boyer and St James negotiated a contribution to affordable housing consisting of 18 shared ownership homes on site, and further off-site provision. This height of the building exceeds the Opportunity Area Planning Framework suggested maximum height of 90 metres. Boyer and David Walker Architects engaged in extensive consultation with the local planning authority, Greater London Authority and English Heritage, and were able to able to persuade the authorities that the scale was acceptable given the planning benefits the development will deliver.

The development also delivers new public space at ground level which will greatly enhance the pedestrian environment and enjoyment of the riverside environment.
