Waterbeach New Town

Boyer has secured outline planning permission for a substantial 4,500 home development at Waterbeach New Town East on behalf of Waterbeach Development Company (WDC). This follows achievement of a resolution to approve the proposals at South Cambridgeshire District Council’s Planning Committee in January 2021.

The scheme will be developed alongside that previously consented (on behalf of Urban&Civic) at Waterbeach Barracks, which in combination will see the delivery of up to 11,000 new homes, alongside a range of associated community, employment, retail and recreational uses to create a comprehensive new town north of Waterbeach village. The WDC planning permission alone provides for two primary schools, a secondary school and separate sixth form centre, in addition to other community facilities, and up to 33,800 sq metres of commercial floorspace.

Boyer previously assisted the client in securing full planning permission in January 2020 for relocation of Waterbeach Rail Station to serve the New Town in addition to the existing village, identified as a key requirement of the Local Plan allocation and subsequent Waterbeach New Town Supplementary Planning Document (SPD).

Boyer has had a lengthy association with this project, spanning promotion through the Structure Plan, Regional Spatial Strategy and the Local Plan, and was heavily involved in the complex Section 106 negotiations, conclusion of which has enabled the formal grant of planning permission to be confirmed.
