Appeal Success in Barnet
Boyer’s London office has secured planning permission for a private client at appeal for a contemporary three storey building to provide three flats in Golders Green, London Borough of Barnet.
The site currently comprises an overgrown piece of land to the rear of two residential gardens, containing some dilapidated garages and outbuildings. The proposals seek to make effective use of this underutilised piece of land by providing a unique, contemporary designed building which responds to the site’s characteristics by breaking up the massing and focusing outlook in appropriate directions.
The application was recommended for approval at Committee in September 2019, but Members voted against the recommendation and refused the application on design grounds.
Following the refusal, Boyer was instructed to submit an appeal. Boyer successfully established that the redevelopment of garden land for new homes was acceptable. In order to justify the design, Boyer undertook a study of the area to demonstrate that the contemporary design would not be uncharacteristic. Despite lots of local opposition, particularly surrounding the contemporary style of the building, the appeal was allowed. The Inspector concluded that the proposals would introduce a well-designed, contemporary building into the streetscene and would complement the surrounding mix of building designs and sizes.
