Prior Approval Success in Ipswich

The impending changes to Part O of the GPDO would, after 1 August, rule out such a proposal as the floorspace of the existing commercial building was in excess of what regulations would allow. It was therefore imperative that a valid submission was made by the 31 July. Boyer set up a project team to ensure that drawings could be prepared alongside statements in respect of highways and noise impact from commercial properties on the proposed dwellings.

The formal application was submitted to Ipswich Borough Council on the 30 July seeking the change of use from commercial to 35 one and two bedroom flats.

Prior approval granted on 21 September, within the eight week determination period and in the absence of any objections. From instruction through to determination Boyer managed to secure permission for the client within 11 weeks meeting client expectation.

This decision will now enable Direct Line PLC to relocate their business to a more suitable office location and market the site for the delivery of 35 small, affordable dwellings in a highly sustainable town centre location.
