Land at Chapel Hill, Boroughbridge
Client: Barratt Redrow
LPA: North Yorkshire Council (Harrogate District)
The approved development will deliver highly needed housing, including a policy-compliant 40% affordable housing. Our team successfully engaged the NPPF's tilted balance due to a local housing supply shortfall, proving that the public benefits of these homes significantly outweigh any minor landscape or heritage impacts. The landscape-led scheme is also designed to protect local ecology, securing a minimum 10% Biodiversity Net Gain and retaining a notable veteran tree.
Beyond new housing, the project unlocks vital community infrastructure through a robust Section 106 agreement. This package secures essential financial packages to expand local primary, SEND, and early years education places. It also funds the enhancement of local allotments, sports facilities, and village halls, while providing a dedicated public transport contribution.
Congratulations to the entire project team and our clients at Barratt Redrow on this fantastic outcome.
