Planning success in Hammersmith and Fulham

The residential-led redevelopment will create 527 new homes and involves the demolition of existing commercial buildings within the White City Opportunity Area to be replaced with two exceptionally high-quality landmark buildings.

The site’s proportions and gently curved profile provided the opportunity to create buildings which are defined by a grand, sweeping crescent form of development. Consequently, the development consists of a southern and northern building which together form a curved eleven storey podium, with two centrally located slender, taller buildings rising to 22 and 32 storeys in height.

The site adjoins White City Living, a multi-phased redevelopment site creating 1,800 new homes which is also being delivered by St James Group. Boyer secured the original permission for this site and continue to handle reserved matters applications for its later phases.

The Centre House development also provides a linkage to Imperial College London’s new White City campus which is located to the north of the site. A new pedestrian walkway along the west of the site is anticipated to receive high levels of footfall from pedestrians travelling both north to the White City Living development and onwards to Imperial’s new campus. New ground floor commercial space will be utilised and managed by Imperial and will include new exhibition space which will act as a ‘shopfront’ entrance to the university’s new campus.

The proposals will deliver significant public benefits through the provision of 527 new homes, including 35% affordable homes, which will provide affordable intermediate rent properties for employees of Imperial.

At the Planning Committee, Members acknowledged the benefits of the proposed development and the scheme’s contribution to the wider redevelopment aspirations of the area. They concluded that the proposals would integrate successfully into the evolving fabric of the area, regenerating the site and wider White City Opportunity Area to a quality befitting its inner London location.
