The Site and its Surrounding Area
The site which extends to approximately 4.97 ha is currently an agricultural field that abuts on to Princess Avenue and the existing residential settlement located northeast of the site. The entire site boundary is contained with existing trees and hedgerows, with agricultural land and field boundaries extending beyond the site.
The site forms part of the ‘West March’ Strategic Allocation, as contained in the adopted Fenland Local Plan (2014), which will see the delivery of approximately 2,000 new dwellings as well as potentially some business provision gaining access from the A141. The site benefits from being located entirely within Flood Zone 1, which is to say that the site has a very low risk of flooding. In addition to this, there are no listed structures nor scheduled ancient monuments within or adjacent to the site. Nonetheless, the proposed development does acknowledge the presence of St Wendreda’s Church, which is located away to the south of the site, and the retention of views to the Church has formed a key design feature of the proposal.
The site is not covered by any landscape or nature conservation designation that would suggest an increased value or sensitivity to change. There are also no statutory or non-statutory designations that would prohibit the development of the site. There are no environmental or physical constraints which would preclude development of the site, subject to mitigation measures where appropriate or necessary.
The site is accessed by way of Princess Avenue, which leads on to the B1101 to the east of the site. The B1101 in turn provides connectivity to the heart of March and its excellent base of services and facilities, as well as enabling onward travel onto the A141 and March Train Station. In addition to this, there are a number of bus stops located along the B1101, which provides routine travel to Peterborough and Wisbech, as well as a number of other settlements in the area.
