The Proposed Development

Richborough Estates will shortly be submitting a planning application seeking outline approval for the development of the site to accommodate up to 135 dwellings and associated infrastructure and landscaping.

The proposed scheme has been developed in accordance with the approved ‘West March Broad Concept Plan’ (2021), which provides the design requirements for the entirety of the ‘West March’ Strategic Allocation, including this site. This document will ensure that a high standard of design and placemaking will be achieved across the Strategic Allocation, which in turn will enable the proposed development discussed here to seamlessly integrate with the existing urban grain of March.

 The site benefits from existing access off Princess Avenue, of which will be utilised as main vehicular access to the site.

Key aspects/features of the proposed development include:

  • A network of streets connecting to the existing settlement and to the wider allocated site;
  • SuDS features (Attenuation ponds/swales/water meadows);
  • Natural play areas;
  • A policy compliant quantum of Affordable Housing including Affordable Rent, Shared Ownership and First Homes;
  • A mix of 1–5-bedroom house;
  • Existing trees and hedgerows to be retained;
  • 1.44 ha of green infrastructure;
  • Ecological and biodiversity benefits;
  • Views to St Wendreda’s Church.
