Windsor Gate: A Landmark Development in Windsor

Set on the fringe of historic Windsor and just minutes from the River Thames, Windsor Gate offers more than just new homes. Unlocking the Land Opportunity

The journey began in 2008, when Wates and Boyer started promoting the site through the Local Plan. Careful engagement with the local authority, stakeholders and the community led to the site’s release from the Green Belt and outline consent for 135 homes – with 40% affordable housing alongside play areas and allotments.

This long-term promotion demonstrated how early vision, persistence and collaboration can unlock land for much-needed housing.

Navigating Planning

Boyer’s planning team helped secure outline consent and later supported Crest Nicholson with reserved matters applications. Their expertise ensures the scheme balanced community needs, sustainability and housing delivery, while also respecting Windsor’s unique character.

A Landmark Deal

Facilitating the land transaction between Wates and Crest Nicholson was a proud moment for LRG. It was one of the most significant land deals in the region in recent years, demonstrating confidence in the market despite challenging economic conditions. By bringing parties together, LRG ensured a deal that worked commercially while also securing the delivery of new homes for the local community.

LRG’s Land & New Homes worked closely with Crest Nicholson to optimise the scheme, set the right pricing strategy, and prepare for launch. The development was initially marketed from Romans Windsor office, before the marketing suite opened, ensuring momentum from the outset.

Since launch, our team has continued to collaborate with Crest Nicholson through sales referrals, and ongoing marketing support to maintain strong buyer engagement.
